Are you considering building a new home? Are you confused by the process and do not know where to start? Perhaps you should consider buying a house and land package. Whilst building your dream home is an exciting time, for some it can also be a little daunting. Here are some tips on what to look for in a house and land package.
One of the first considerations you need to make, is where you want to live. Do you need to be close to schools and public transport? When you start making decisions on all of these, then you can start looking at where land is available which delivers on what you have chosen. Quite often new land estates will give you a guide as to how close amenities are. Many land developers are now incorporating green spaces and local shopping as part of their development plan.
Another major decision you need to determine is your budget. Quite often a house and land package sets out the price for the land and the price for the home. Sometimes you may be able to swap a bigger house on the block or the same house on a smaller block all to meet your budget.
Don’t forget to budget for associated costs such as legal fees and stamp duty. If you are a First Home Buyer you may be eligible for a government grant to buy your house and land package. The amount varies between states but the First Home Owners Grant in NSW is currently $10,000. In Queensland it is higher at $15,000.
Size of Block
Do you will want to have a large block of land or will a small back yard be enough for your family’s needs? There are still some areas where is it possible to get a larger block of land. However with most land estates currently on the market, the blocks are certainly getting smaller. Obviously your budget will also have an impact on what size block you can afford.
As with the size of your land, your budget will also determine the size of your house. You will already have an idea of how many bedrooms you need for your family. However, you should also consider the layout of the home to meet your lifestyle. As mentioned earlier, sometimes you are able to swap the house design in your house and land package.
It is important to remember that when considering a house and land package, that you are aware of what is included in the price. This is especially important when comparing a number of different house and land packages. You must ensure you are getting the same in all of them. Every builder prepares a home and land package a little differently, so be diligent when comparing price and inclusions.
